How EMI Works

EMI (Equated Monthly Installment) is the fixed monthly payment structure used for the vast majority of loans in India — home loans, car loans, personal loans, and education loans alike. Rather than repaying principal and interest separately, or repaying a fluctuating amount, a borrower pays one constant amount every month for the entire agreed tenure, calculated up front so that by the final payment, both the full principal and all accrued interest are exactly paid off. This predictability is exactly why EMIs are the default repayment structure lenders offer: it lets borrowers plan a fixed monthly outflow into their budget for years at a stretch, without needing to track a shifting repayment schedule themselves.

The EMI Formula Explained

The formula this calculator uses is EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the principal loan amount, r is the monthly interest rate (your annual rate divided by 12 months and by 100 to convert from a percentage into a decimal), and n is the total number of monthly installments. Reading the Amortization Schedule

Each row of the amortization schedule represents one month's EMI payment, split into how much went toward interest (calculated as that month's opening balance multiplied by the monthly interest rate) and how much went toward reducing principal (the remainder of the fixed EMI). The balance column shows what's still owed after that month's payment. Because interest is always calculated on the current, shrinking balance, the interest portion of each EMI decreases every month while the principal portion correspondingly increases — even though the total EMI amount itself never changes across the whole schedule. This is why the schedule is front-loaded with interest: a large loan's first EMI can be predominantly interest, while its very last EMI is almost entirely principal.
